Abodu ADU Builders in San Jose: What to Know First
We’re independent Abodu ADU builders serving San Jose homeowners, and we’re not here to sell you a new unit you don’t need. We inspect, repair, and complete Abodu accessory dwelling units – the prefab backyard homes – alongside new builds and garage conversions. Most Abodu ADU work in San Jose runs from $8,000 to $85,000 depending on whether you’re fixing a foundation issue, finishing out an incomplete installation, or building a detached unit from scratch. Written price first, every time. If you own an Abodu and something isn’t right, call (669) 266-4319.
This page is for San Jose homeowners with an Abodu unit that was never properly finished, has developed problems after installation, or needs a builder who understands how these factory-built homes actually go together on a California lot. We’re not affiliated with Abodu – we’re an independent service provider, which means we can tell you the truth about what’s working and what isn’t.
How Abodu Products Fail – and How We Fix Them
Abodu builds a solid shell in the factory, but the site work in San Jose is where we see the real problems. Here’s what we encounter most:
- Abodu Series One and Series Two – foundation interface leaks. The factory seams are tight, but the transition where the steel chassis meets an on-site concrete pad often wasn’t flashed correctly. In San Jose’s rainy winters, water wicks up through that joint and rots the bottom plate inside the wall within two or three seasons. We pull the interior base trim, inspect for delamination, re-flash the outside with a proper Z-bar flashing, and replace any damaged framing. This is a fix Abodu’s warranty doesn’t always cover because it’s an installation issue, not a factory defect.
- Abodu Series Two – sliding door tracks binding after the first summer. San Jose gets real heat waves, and the steel frame expands more than the aluminum door track. Homeowners tell us the glass slider worked fine in May and wouldn’t move by August. The fix is usually adding thermal breaks and adjusting the track’s expansion clearance, not replacing the door. We’ve seen this on enough Series Two units in the Willow Glen and Cambrian areas to know it’s a pattern, not a one-off.
- Abodu Studio – electrical panel undersized for real use. The factory ships a panel sized to code minimums. Then the homeowner adds a mini-split, an induction cooktop, and a washer-dryer stack, and the breaker starts tripping on hot days. We upgrade the subpanel and reconfigure circuits to match how people actually live in the unit, not what the spec sheet assumed. This requires a San Jose permit, and we pull it.
- Abodu Series One – roof drainage concentrated at the wrong corners. The low-slope roof is engineered to drain to specific points, but if the pad wasn’t sloped the way the factory drawing assumed, water ponds on the roof. In San Jose, with our dry summers, the ponding bakes off and leaves a mineral crust that eventually works under the membrane. We re-pitch the unit slightly with adjustable piers and add scupper drains where the drawing missed reality.
- Abodu Accessory – interior finish separation at wall-to-ceiling joints. Because the unit is trucked to the site, the joints between factory-finished wall panels flex during delivery. After a year or two, the seams start to open and show hairline cracks along the ceiling. We remove the factory tape, re-fasten the panels where they’ve backed off, re-tape with a fiber mesh, and re-texture. It’s tedious, and it’s the kind of finish work that separates a builder who’s done this before from someone learning on your house.
Our Abodu ADU Builders Process
Here’s how an Abodu job goes with us:
- 1
Call and describe what’s going on. A live person answers, day or night. You won’t sit in a voicemail loop. We ask what the unit is doing, when it started, and what you’ve already tried.
- 2
We inspect on-site. Russ or one of our senior builders walks the property, checks the foundation interface, the roof, the electrical, the finish seams, and the door and window operation. We’ll tell you what’s an installation problem, what’s a factory defect, and what’s normal wear for a prefab in San Jose’s climate.
- 3
Written price before any work starts. We write down what we found, what we’ll do about it, what materials we’ll use, and what it costs. That number doesn’t change at the door. If you’re comparing aftermarket vs OEM parts, we’ll explain the trade-off in plain English, not jargon.
- 4
We do the work on the schedule we gave you. Background-checked, uniformed builders show up in the window we committed to. We protect the rest of your property, keep the job site clean daily, and don’t disappear for two weeks mid-project.
- 5
We test everything and walk you through it. Before we call the job done, we test the fix under real conditions. You walk the unit with us, ask whatever you want, and we don’t leave until you understand what was done and why.
- 6
You get the 365-Day Done Right Promise in writing. If anything we touched fails within the first year, we come back and fix it free. That’s written on every project, before we start.

Why San Jose Homeowners Call Lodgewick ADU San Jose for Abodu Work
Russ Delmar started training in building technology at Los Angeles Trade-Technical College and spent years working his way through every stage of a build before this crew focused on ADUs. These days, a big part of the job is straightening out half-finished projects other contractors left behind – permits stalled at the city, foundation work that never got inspected, interiors that were “almost done” nine months ago. We’re the company homeowners call when a previous builder vanished.
Every project runs under The Kingswell Guarantee: written price before work starts, a defined arrival window, a clean job site, and a written guarantee. That’s the 365-Day Done Right Promise, and it means if our work isn’t right, we come back and make it right, free of charge, within the first year. We also work with Cover and Dvele units, so if you have multiple prefab structures on your San Jose property or you’re considering adding one alongside your Abodu, we can handle the whole property. One call, live person, straight answer.
FAQs

No. Your factory warranty covers manufacturing defects, and using an independent builder for site work, repairs, or finishing does not void it. We’re careful to use warranty-safe practices and we’ll tell you when a problem is a factory defect worth pursuing with Abodu directly versus an installation issue that your site contractor needs to fix. We’ve helped San Jose homeowners document both.
We can typically inspect within 3 to 5 business days and schedule the work within 2 to 4 weeks once the written estimate is approved. Permits through the City of San Jose add time depending on the scope – we’ll give you the realistic timeline upfront, not the optimistic one. Call (669) 266-4319 and we’ll give you a real window over the phone.
It depends on the component. For structural and waterproofing fixes, we use materials that meet or exceed the factory spec – often from the same manufacturers Abodu uses, but sourced independently. For things like door hardware, electrical components, and finish materials, we’ll recommend the best option for your budget and tell you the trade-off before you spend anything. We don’t mark up parts by 40 percent and call it a service.
Repair is almost always cheaper, even for significant foundation interface work or electrical upgrades. A full replacement unit, plus demolition, pad prep, and reinstallation, rarely comes in under $120,000 in San Jose. We’ll tell you honestly if repair money is being thrown at a unit that should come out – but that’s genuinely rare. Most problems are fixable for well under $20,000.
The 365-Day Done Right Promise covers you. If anything we touched fails within the first year, we come back and make it right at no charge. That promise is in writing on every project, before work begins. You don’t have to chase us down or argue about whether it’s covered. Call (669) 266-4319 and we’ll schedule the return visit.
