Abodu ADU Design & Permitting: The San Jose Owner’s Guide
If you own an Abodu ADU in San Jose and the design or permit paperwork has stalled, failed inspection, or never got filed correctly in the first place, we can straighten it out. Typical design and permitting work for an Abodu unit in San Jose runs $4,500 to $12,000 depending on what stage your project is at, and most corrections take two to six weeks once we have the existing drawings in hand. The most common way homeowners find us: they bought an Abodu, sat through a permit rejection, and now the unit is sitting undelivered while the clock runs on their financing.
Lodgewick ADU San Jose is an independent ADU contractor, not affiliated with Abodu. We work on their units because we know how they’re designed, what San Jose’s building department flags on them, and how to fix the paperwork without starting over from scratch.
Which Abodu Models This Applies To

Abodu currently produces two primary series: the Abodu Studio (a 339-square-foot one-bedroom) and the Abodu One (a 500-square-foot one-bedroom, one-bath). Both are factory-built, delivered to your lot, and set on a permanent foundation. The design and permitting work we do applies to both series equally, but there’s a compatibility gotcha worth knowing: the Abodu Studio ships with a different utility connection package than the One, and San Jose’s planning department requires different site-plan detail for the smaller unit because of its reduced setback profile.
If you’re not sure which unit you have, check the metal compliance plate on the exterior of the unit near the main door. It lists the model name, the Abodu factory serial number, and the ANSI compliance code. That plate is what the San Jose building inspector verifies during final inspection, and if it’s missing or damaged, your permit closeout will stall regardless of how good the rest of your paperwork is. We check for that plate on every Abodu project we touch. A quality aftermarket compliance plate is not a thing – if yours is gone, Abodu has to reissue it, and we can manage that process for you.
Signs Your Abodu Design & Permitting Is Failing
- Permit application returned with “incomplete” stamped on it. San Jose’s online permitting portal will bounce an Abodu application if the factory drawings don’t match the site plan. This usually means the designer never confirmed the unit’s exact orientation on the lot, and the planning reviewer caught it immediately.
- Utility connection details flagged by PG&E or San Jose Water. Abodu units arrive with a specific utility stub-out location. If the site plan shows the stubs in the wrong place, the utility companies will refuse to sign off, and your permit sits in limbo.
- Setback violation notice from the planning department. Abodu units have specific distance requirements from property lines. A lot of generic designers mis-measure, and the notice arrives after you’ve already paid a deposit.
- Fire sprinkler requirement suddenly appears in the plan review comments. Depending on your San Jose neighborhood and the distance from the nearest fire hydrant, the fire marshal may require a sprinkler retrofit. This often surfaces late because the original design never accounted for it.
- Foundation plan doesn’t match what the engineer actually signed. We see this constantly: the site plan says one foundation type, the structural drawings show another, and the reviewer rejects the whole package. Somebody has to reconcile it, and that’s the kind of work we do weekly.
Replacement Cost & What’s Included

For a straightforward permit correction on an Abodu unit in San Jose – meaning the design is mostly sound and we’re fixing one or two reviewer comments – you’re looking at $4,500 to $6,500. If the design work was never done properly and we’re starting the permitting package from scratch, it’s $8,000 to $12,000 all-in. That includes site plan preparation, utility coordination, structural review of the Abodu factory drawings, permit submittal, and managing the reviewer comments until you have an approved permit in hand.
What changes the price most: whether the Abodu factory drawings are usable as-is (they usually are, but if a previous designer altered them, all bets are off), what neighborhood you’re in (Willow Glen and Rose Garden have additional design-review requirements that downtown parcels don’t), and whether the fire marshal wants sprinklers. Every Lodgewick ADU San Jose estimate is a written line-item price before any work starts, and it’s backed by our 365-Day Done Right Promise. If the permit gets kicked back because of something we missed, we fix it without charging you a second time.
DIY or Call Us?
A homeowner can absolutely pull their own permits in San Jose, but an Abodu unit isn’t a shed. The tricky parts are the utility coordination, the site plan accuracy, and knowing how to answer a reviewer who wants a change you’ve never seen before. We’ve had homeowners come to us after spending three months and two rejected submittals trying to do it themselves. By that point, they’ve usually paid Abodu a delivery deposit and the clock is running on their delivery window.
Here’s what you can safely do yourself: walk your lot and confirm where your property lines actually are, check that your Abodu serial plate is intact, and pull your parcel’s zoning info from San Jose’s online portal. That saves time when you call us. What we’d tell you not to do: don’t resubmit a rejected application without changing anything, because San Jose reviewers flag repeat submittals for closer scrutiny. If you want us to look at what you have, call (669) 266-4319. We’ll tell you straight whether it’s a five-minute fix or a full redo, and we won’t charge you for that phone call.
FAQs

With a complete, correct application, San Jose typically issues an ADU permit in 60 to 90 days, but plan review comments can stretch that to 120 days if the design needs revisions. Our two-to-six week timeframe for corrections assumes the original work is salvageable. Call (669) 266-4319 and we’ll give you a realistic timeline for your specific parcel.
Most of the time, a rejected Abodu permit can be fixed without starting over, because the factory drawings are usually solid and the problem is in the site plan or utility coordination. We’ve rescued permits that were rejected twice, but if the original designer really mangled the foundation plan, starting fresh is sometimes faster and cheaper than fighting the old submittal.
No – this is document and permit work, not a part you can physically stock, but we have Abodu factory drawing templates and San Jose-specific permit language already prepared from past projects. That’s the equivalent of having the right part on the truck: we’re not starting your submittal from a blank page.
Get a survey, a site plan, and your parcel’s zoning summary before you pay anyone a deposit. Then call us at (669) 266-4319 with those three documents, and we’ll tell you what your permit timeline and cost actually look like for your specific San Jose lot.
If your Abodu design or permit package is stalled, rejected, or was never right in the first place, Russ Delmar will take a straight look at what you have and tell you what it’ll take to get an approved permit in your hand. Tell me what you were promised before, and I’ll tell you what we can actually deliver. Call (669) 266-4319 for a free estimate – and unlike the permit desk, a live person picks up the phone every time.
