Abodu New Detached ADU: The San Jose Owner’s Guide

The new detached ADU part we replace most often on Abodu units in San Jose is the entry door threshold and weather seal assembly, which runs $340 to $680 installed depending on the door width and how much of the surrounding jamb has been compromised. We stock Abodu-compatible thresholds and seals on our trucks and can typically have this swapped the same week you call. You’ll usually discover the problem as a draft, a damp smell near the entry, or water staining on the interior flooring after a winter rain.

Abodu builds their new detached ADUs with a specific door threshold profile that isn’t the same as what you’d grab off the shelf at a big box store. The channel dimensions are slightly narrower, and the seal material is a dense EPDM rubber rather than the cheaper PVC you see on standard residential doors. That matters in San Jose because our wet season, while shorter than the Pacific Northwest, still sends enough rain through a failed threshold to warp laminate flooring and invite carpenter ants into the subfloor. We see this failure pattern regularly on Abodu units that are three to five years old, especially where the detached unit sits on a concrete pad with minimal overhang protection.

Which Abodu Models This Applies To

This threshold and weather seal assembly fits the Abodu Studio, One Bedroom, and Two Bedroom new detached ADU models, as well as most Abodu units built after 2019. The critical measurement is the rough opening width, which on Abodu detached units is typically 36 inches for the main entry door, though we’ve worked on a handful of 32-inch openings on older builds. Before you order anything, check the edge of the existing threshold for a small stamped code, usually starting with “AB-TH-” followed by three digits. That code tells us exactly which production run your unit came from and which seal profile matches.

For Abodu specifically, we recommend staying with the OEM-spec threshold rather than an aftermarket universal replacement. The OEM part uses marine-grade aluminum with a thermal break, which matters more than people expect in San Jose’s clay-heavy soil, where ground moisture wicks up through concrete pads and attacks cheap metal thresholds from underneath. A quality aftermarket equivalent exists, the Endura Z-Articulating Cap threshold, and we’ll install it when an owner wants to save money or when the OEM part is on backorder. But the Endura runs about $40 less on materials and doesn’t include the full-width drip flange that Abodu designed for their door frame geometry. On a detached unit that already sits low to grade, that flange is the difference between a dry entry and a recurring call every other winter.

Lodgewick ADU San Jose is an independent service provider. We’re not affiliated with Abodu directly, but we’ve opened up enough of their panels and frames to know which parts work and which ones cause repeat failures. We also stock compatible weather seals and threshold components for Cover and Dvele units.

Signs Your Abodu New Detached ADU Is Failing

  • Visible daylight under the door when closed. This usually means the threshold cap has sagged or the adjustable cap screws have backed out. On Abodu units, the cap sits on a nylon shim system that compresses over time, leaving a 1/8-inch gap that gets worse each season.
  • Water staining or swollen laminate inside the entry. Rainwater follows the path of least resistance, and on a detached ADU with a low-profile threshold, that path runs straight under the door and into the first 6 inches of flooring. We see this most often on San Jose homes in the Willow Glen corridor where lot grading sends runoff toward the back unit.
  • A draft you can feel at ankle height on cold mornings. That’s the weather seal losing its compression set. EPDM rubber eventually stops springing back, especially on the south-facing side of an Abodu where direct sun hits the door for hours. The seal flattens, cold air gets in, and your heating bill in the main house tickles up a bit because the ADU is pulling from the same system.
  • Musty or earthy smell near the entry wall. A failed threshold lets moisture into the wall cavity at the door jamb. By the time you smell it, you’ve got maybe four to six weeks before visible mold or rot develops on the jamb framing. That turns a $500 threshold replacement into a $1,200 to $1,800 jamb repair.
  • The door scrapes the threshold when you open it. This points to settlement under the concrete pad, not a hinge problem. Abodu’s modular units are heavy, and San Jose’s expansive clay soil shifts seasonally with rain. The pad settles, the door angle changes, and the threshold cap gets dragged. That scraping sound is your threshold being slowly chewed apart.

Replacement Cost & What’s Included

A new two-story ADU over a garage

For an Abodu new detached ADU in San Jose, a threshold and weather seal replacement runs between $340 and $680 installed. The spread covers two things: whether the existing jamb legs need repair or replacement once we pull the old threshold, and whether we’re installing the OEM Abodu-spec part or the Endura aftermarket equivalent. Here’s the line-item breakdown so you’re not guessing:

  • Threshold and seal assembly: $120 to $260 (OEM vs aftermarket, depending on door width)
  • Labor to remove old threshold, inspect jamb, install new: $180 to $260
  • Jamb repair or reinforcement, if needed: $80 to $220 per side
  • Haul-away and site cleanup: included, always

Every quote is a written price before we start. That’s a Kingswell Guarantee standard, and it means the number we hand you is the number you pay. No change orders at the door. The work includes a written 365-Day Done Right Promise: if that threshold fails within a year, we come back and fix it at no charge. Russ Delmar has been sorting out this exact issue on San Jose ADUs for more than a decade, and he puts that guarantee in writing on every single job.

DIY or Call Us?

Here’s the honest split. You can absolutely lift the threshold cap yourself and check whether the adjustable screws have backed out. That’s a 5-minute inspection with a screwdriver, and if that’s the only problem, tightening the cap back down might buy you a season. What you shouldn’t do is pull the full threshold assembly thinking you’ll save the labor charge. The Abodu threshold is bedded in a continuous bead of polyurethane sealant and mechanically fastened through the frame. Getting it out without damaging the jamb takes practice and the right pry technique, and reinstalling one with the correct slope away from the door is where DIY attempts go wrong. If it’s not sloped or shimmed right, you’ve traded a $500 problem for a $1,800 jamb rebuild.

If you’re seeing water inside the unit or the jamb is soft when you press on it, call us at (669) 266-4319. That’s not a threshold replacement anymore. That’s a water intrusion repair, and it’s exactly the kind of mess we’d rather catch early than rebuild late.
